Construction Management Plan

The Construction Management Plan public consultation is now closed.

The CMP outlines how we intend to manage construction works to the highest safety standards and minimise disruptions to our neighbours.

On Tuesday 24 May, a public consultation was opened on the CMP. Although the consultation closed on the 7 June, we will continue to welcome any feedback or questions you have on the construction programme.

See the ‘contact us’ section for further details on how to provide comments on the CMP.

We are now finalising the CMP and will submit it the London Borough of Camden for their consideration. All feedback has been incorporated into the CMP (anonymously). We hope the plan will be approved in the summer, with construction works beginning later this year.

the scheme

The current site, which incorporates five buildings – 247 Tottenham Court Road / 3 Bayley Street / 1 – 4 Morwell Street, is almost sixty years old and is no longer considered fit for modern working requirements.

In January 2021, Camden’s Planning Committee granted planning permission for the construction of a new state of the art five storey building, comprised of:

5,570sqm of office space on the upper floors

A mix of retail spaces on the ground and lower floors

Eight new homes accessed via Morwell Street

A pocket park for the whole community to enjoy

FAQs

1. When will construction works begin on the new development?

We hope to start construction works in the summer, although the timings depend on when our Construction Management Plan is approved by the London Borough of Camden.

2. What is the difference between the Demolition and Construction Management Plans?

Approved last year, our Demolition Management Plan outlined how we removed the existing buildings on the site in a safe and secure environment.

With these operations due to be finished shortly, we are progressing with the Construction Management Plan (CMP). This will provide guidance on the erection of the new development.

3. Have you now completed all demolition works on site?

While most demolition works have been completed, further operations will take place as and where required in the coming months, as the project team progress with the construction of the new building.

4. Who can I contact to speak about the project?

For general enquiries about the construction programme, get in touch with a member of the team by email: 247tottenhamcourtroad@londoncommunications.co.uk or calling our freephone line: 0800 307 7548

Should you have any questions about site specific operations, please contact Deconstruct’s Project Manager Pat Pearson (Email: Pat.Pearson@deconstructuk.com / Phone: 07900 788087) or Kier’s Senior Project Manager Steve Walford (Email: Steve.walford@kier.co.uk / Phone: 07790941817), both of whom are on site daily.

5. What impact has Covid-19 had on the construction programme?

Although social distancing guidelines have been lifted, we are committed to keeping our workforce and neighbours safe during this time. All our contractors are required to abide by Camden’s building and construction regulations. They are also registered with the Considerate Contractors Scheme, ensuring they give the utmost consideration to neighbours and the public when undertaking works on site.

6. How are you communicating the construction plans with local residents?

Regular meetings are held with the Construction Working Group, ensuring key representatives of the local community are kept informed about the progression of the construction programme.

Each month, a project update is also issued to CWG members with an overview of current and upcoming works. As and when works are required to take place outside of normal working hours, advanced notice of these operations is also shared with the community.
